Knowing About Home Inspections

Whether you buy or sell a house, getting a home inspection can be nerve-wracking.

When you buy, you want everything to be in good shape so you can move in quickly.  Most of all, you don’t want to be responsible for unexpected unpleasant surprises.

In Sweden the buyer has the obligation to investigate. This means that you will need to examine the property you want to buy  thoroughly.. If you are planning to buy in a housing cooperative property, it is also important to examine the association’s finances, terms and conditions.

But how much do you really know about the home inspection process? You can start by asking yourself four questions:

Is a home inspection always necessary?

A home inspection is not required – but it is highly recommended. A house could look perfect on the outside but has underlying problems on the inside — such as water damage, plumbing, electrical default wires or a faulty foundation to name a few. A home inspection is crucial because it can highlight problems that needs immediate repairs or could deteriorate over time and you will have to front the bill. The most expensive replacement in a home is the roof, plumbing system and electrical wiring. These are not to be overlooked specifically when it comes to making a claim with your home insurance that can deny claims due to    “not  having a buyer inspection” at the time of purchase of the property.

In order to minimize the risk of insurance denying your claim or a reduced payment, we definitely recommend an inspection at all times.

What does an inspector do?

An inspector carefully checks the safety and proper functioning of the property. This includes heating systems, gas and water, electrical systems, foundation, roof and other functions both inside and outside the home.

Who pays for a home inspection?

Usually the buyer pays for the inspection because it is in their favor. Most of the time the seller does a  pre-listing homeinspection. But it is important to know that  a seller’s inspection and the buyer’s inspection are different.

Do I have to be there?
